HVAC Maintenance Checklist for Texas Homeowners

By Omar Jacobo | EPA 608 #2396328 | April 2026

Why is HVAC maintenance especially important in Texas?

Texas puts more stress on HVAC systems than almost any other state. We run AC from April through October — sometimes 7 months straight of near-constant operation. In my 7 years of residential HVAC in DFW, the systems I see lasting the longest are the ones with consistent maintenance. A well-maintained system lasts 15-20 years. A neglected one? Often 8-10 before it needs replacement.

What should homeowners do every month?

  • 1. Check and replace your air filter (every 30-60 days in summer)
  • 2. Visually inspect the outdoor unit — clear debris, leaves, and grass clippings
  • 3. Make sure all vents and returns are open and unblocked
  • 4. Check your thermostat is reading accurately (compare with a separate thermometer)
  • 5. Listen for unusual sounds — grinding, squealing, or clicking indicates a problem

What should be done before summer in DFW?

March and April are the ideal months for pre-summer AC preparation. Schedule a professional tune-up that includes:

  • Refrigerant level check and recharge if needed
  • Condenser coil cleaning (outdoor unit)
  • Evaporator coil inspection (indoor unit)
  • Drain line flush — clogged drains are the #1 summer service call in DFW
  • Electrical connection inspection and tightening
  • Thermostat calibration and smart thermostat programming
  • Blower motor and fan inspection
  • Overall system performance test

What about fall and winter maintenance?

DFW winters are mild but we do use our furnaces. Schedule a furnace inspection in September or October. This includes checking the heat exchanger for cracks (carbon monoxide risk), testing ignition components, inspecting the gas valve, and verifying proper venting. A cracked heat exchanger is rare but dangerous — it's the one thing you absolutely need a professional to inspect annually.

How much does HVAC maintenance cost in DFW?

A professional tune-up typically costs $75-$150 per visit. At Frosty's HVAC, we keep our maintenance pricing transparent and competitive. Consider it insurance — a $100 tune-up can prevent a $500+ emergency repair or extend your system's life by years.
